Call Today For Immediate Assistance - 908-788-1776

7 Tips to Avoid Commercial Water Damage in NJ

1. Inspect & Maintain Appliances

A leading cause of water damage on your commercial property is a leaking HVAC, plumbing, or sprinkler systems. Even small leaks can cause significant damage to your business, but regular inspections of water supply lines and appliances can help to detect issues early in order to complete needed repairs or replacements before further problems arise.

2. Keep Gutters Free From Debris

Gutters are the main tool used to direct water away from your roof and foundation. When gutters become filled with twigs, leaves, and other debris, water can spill over and seep through the walls of your property.

Cleaning your gutters at least twice per year allows water to continue to flow freely and away from your business.

3. Inspect Your Roof

When you have damaged shingles or holes in your roof, water can easily slip through to cause damage to your property.

A proper roof inspection involves examining both your roof’s exterior for damaged or loose shingles, as well as the interior for water stains or mold. Once you identify any signs of roof damage, it’s important to quickly complete the needed repairs before further issues arise.

During the winter months, it’s also important to regularly remove snow and ice from your roof, which can accumulate to create ice dams.

4. Seal Cracks and Gaps

Both groundwater and cold air can enter through any gaps in your building’s exterior or foundation. While leaks cause direct water damage to your property, cold air can expose your pipes to freezing temperatures, causing them to burst.

Sealing any cracks, holes, or gaps in your building with caulk, spray foam insulation, and other sealants is one important way to prevent water leaks and burst pipes.

5. Insulate Exposed Pipes

Pipes that are located in areas with poor insulation are especially susceptible to freezing.

In order to prevent burst pipes during the colder months, you want to add extra insulation to any exposed pipes.

6. Keep Heat at Adequate Levels

Pipes that are located inside walls sit at a colder temperature than the rest of the building, which is why it’s important to always keep your thermostat at a sufficient temperature. Maintaining an indoor temperature of at least 55 degrees is essential to preventing pipes from freezing, even when your business may be vacant.

7. Locate the Main Water Supply Valve

When water damage occurs on your commercial property, it’s crucial to be able to quickly locate your water shut-off valve. Being able to immediately turn off your water supply helps to minimize damages by stopping water from continuing to leak or spread.

Dealing With A Flooded Office Building in New Jersey

7/20/2021 (Permalink)

Dealing with a flooded office building in Hunterdon County can be overwhelming, but fast action and assistance is needed to minimize damages.

When your commercial property sustains flooding or water damage, the clean up process is crucial.

You need to act quickly and know what to do in order to prevent the spread of flood damage, which can cause thousands in damages, property loss, and even produce mold growth.

As commercial water damage restoration specialists in New Jersey, SERVPRO of Greater Hunterdon County is outlining what you need to do when dealing with office water damage or an emergency office flood cleanup.

What To Do When Your Office Gets Flooded

Immediately take the following steps when dealing with office water damage to help minimize losses and begin the cleanup and restoration process as soon as possible:

  1. Find and stop the source of flooding
  2. Call a commercial water damage restoration company
  3. Secure or recover important documents
  4. Make a plan to limit business interruptions

1. Find and stop the source of flooding

If your flooded office in New Jersey is caused by a burst pipe, water leak, or malfunctioning appliance, turn off the main water supply as soon as possible. This will stop further flooding and help to minimize damages.

If the office water damage is caused by a natural disaster, roof leak, or some other cause you can't control, try your best to contain the damages or flooding using towels, buckets, or large buckets.

Safety Tip: Do not enter standing water that has submerged electrical appliances. You may need to cut the power or contact a professional to safely turn off the water.

2. Call a commercial water damage restoration company

You should contact a local company for office flood cleanup near you as soon as possible. While you can take steps to clean up water and move items yourself, these companies are equipped to provide emergency services and quickly clean up after a flood.

Using a professional when it comes to a flooded office building is important to ensure all building materials are properly dried out and won't produce the growth of mold. When you try to handle the damages yourself, it's likely for structural issues or decay to develop, which will become worse and need to be addressed.

3. Secure or recover important documents

If there's any important files or paperwork that you don't want to sustain damage, immediately move them to an unaffected area of the building. If important documents are damaged during flooding, commercial water restoration companies can try to recover them for you.

To avoid losing important documents, double copies should be stored in a separate location or also electronically saved for a fast recovery.

4. Make a plan to limit business interruptions

Depending on the extent of the flooding in your office building, you may not be able to return until the restoration process is completed. Create a continuity plan so that the essential operations of your business can continue while office flood cleanup and restoration is completed.

If damages are extreme, your insurance company may help to cover the cost of operating in a temporary space - But you should check your policy before making any decisions.

Understanding Mold Growth

There's a lot of common misconceptions about mold, but perhaps the largest is the ability to completely remove mold from a building. Some restoration businesses in New Jersey even make claims to remove all mold from a building - But this is a fallacy.

The Facts About Mold Growth

  • Mold is present almost everywhere, indoors and outdoors.
  • Mold spores are microscopic and float along in the air and may enter your home through windows, doors, or AC/heating systems or even hitch a ride indoors on your clothing or a pet.
  • Mold spores thrive on moisture. Mold spores can quickly grow into colonies when exposed to water. These colonies may produce allergens and irritants.
  • Before mold remediation can begin, any sources of water or moisture must be addressed. Otherwise, the mold may return.
  • Mold often produces a strong, musty odor and can lead you to possible mold problem areas.
  • Even higher-than-normal indoor humidity can support mold growth. Keep indoor humidity below 45 percent.

Commercial Flood Damage Risks

Office Buildings

New Jersey is home to thousands of office buildings, all at risk of commercial water damage. When your office building floods or sustains water damage, it can force your operations to rapidly shift. If office employees cannot work in the building, you may lose needed productivity. Additionally, commercial flood damage can ruin paper files or office supplies like computers which are costly or hard to replace.

Medical Buildings

According to Chubb, in commercial real estate one of the industries that has the most to lose is the health service industry. If a pipe bursts in a large hospital or medical office, it can cause serious disruptions to medical care. In the worst case, million-dollar equipment can be damaged or ruined by water.

High-Rise Apartments

A flood in your high-rise apartments can become a nightmare. Depending on the source of water, every floor of your building can sustain water damage. The commercial water damage restoration process for apartment buildings is complex, as apartment owners or renters also need to file claims for their own contents and coordinate with property management to ensure needed water damage repairs are performed in their unit.

Storefront Properties

When a brick and mortar store sustains flooding or water damage, it can affect the commercial building as well as inventory. This results in further profit losses while the storefront is closed for needed water damage cleanup services. Storefronts are the most likely to be unable to reopen after flooding.

Water Leak Cleanup in Flemington, NJ

9/8/2020 (Permalink)

This before & after is from the same day in a warehouse in Flemington. SERVPRO made this water leak "Like it never even happened."

It's never fun to walk into your home or business and find that a leaking pipe or appliance flooded your property in Flemington, NJ.

Did you know? One small crack in a leaky pipe can pour out 250 gallons of water per day. When even a small water leak in Flemington isn't handled promptly, significant damages will occur.

What To Do When You Find A Water Leak

Need immediate help with water damage or flooding from a leak in the Flemington area? Call SERVPRO of Greater Hunterdon County 24/7 for rapid emergency water cleanup services.

1. Find the source of the water leak

Sometimes it's not clear where water is coming from inside your home or business - especially when the leak is behind a wall or in the ceiling. You can check for leaks by following the flow of the water. Look for signs of bubbling, discolored or warped walls, floors, and ceilings. If these areas seem fine, also inspect your appliances. It's common for washing machines to leak from their back hoses, water heaters can leak from multiple sources, and even your furnace or refrigerator can be leaking. If you have trouble finding the source, call a plumber to help.

2. Shut off the water and stop the source

Plumbing leaks will continue so long as the water is still flowing through the pipes - so be quick to turn it off once you find the source. For some other types of leaks, you may need to unfortunately let the water run it's course - Such as when your washing machine begins leaking while doing laundry. You can turn off the machine and the water - but it will still continue to leak until it is empty or at a level it can no longer do so. Stopping the source of water is extremely important to prevent further damages to your home or business.

3. Move any wet or water damaged materials out of the water

This will help prevent further damage to your furniture or other belongings in your home or business, and make the clean up process easier for you.

4. Begin water cleanup - or call a water damage restoration company in Flemington

Depending on the amount of water, you may be able to handle the clean up by yourself - but this is not always wise to do.

For a small leak or water spill, you can do the following:

  • Get as much water as you can up from the floor. Use a wet dry vacuum, towels, and mops.
  • Set up any fans and dehumidifiers you have in wet areas to help dry them out.

If you take these steps and there is still standing water, saturated carpets, or affected hardwood floors - You should call in professional help and think about filing an insurance claim. Depending on where the leak started in your home, you may not have the tools needed to completely clean up all water and ensure that all areas of your property are properly dried.

For example: If a water pipe broke in the second floor bathroom of your home and leaked all the way down into your basement - You would not only have standing water in the basement but also water damage to ceilings, walls, and floors that can get progressively worse over time.

This kind of water damage would require flood cuts and demolition of affected areas to ensure everything can be dried out. If water damage is not addressed properly, mold and mildew can begin to grow in as little as 48 hours and continue to spread across your property.

How Can You Prevent Water Leaks?

There are some ways that you can help ensure you don't experience water leaks or flooding in your Flemington area home or business.

  • Pay attention to any large changes in your water bill. If a bill shows unexpectedly high usage, this could be a sign there is an unknown leak somewhere on your property.
  • Looks for signs of wear in your plumbing system. Signs include noisy pipes, moisture on walls, or rust stained water. These things would signal that your water pipes are getting old and are more susceptible to breaking or leaking.
  • Invest in leak detection systems for your water heater or other appliances. It's extremely common for appliances like water heaters to have slow leaks over time that go unnoticed, especially when they are tucked away in an area of your home you don't inspect often. Some detection systems can send an alert right to your phone of a possible water leak and allows you to stop it as soon as possible.

Commercial Water Damage In Clinton May Consist Of Wet Acoustic Ceiling Tiles

Most office complexes in Clinton contain acoustic ceilings. These tiles can get ruined easily if they get saturated, but if the commercial water damage is minor, then it is possible that they can be restored. Once moisture starts to soak into your acoustic ceiling tiles from above, the moisture can stain the tiles and then the liquid can start to drip down from them.

If the commercial water damage in your Clinton office is severe, then the tile ceilings can deteriorate and lose their structural integrity. If they get saturated, they can start to crumble, and pieces of the material can fall from the ceiling to the floor. If the tiles just slightly get wet, then it is possible to dry them out and remove the staining caused by the moisture.

Initial Inspection And Walkthrough

Once our professional SERVPRO crew arrives at your office complex, we start by inspecting your entire structure. We first remove your affected acoustic ceiling tiles so that we can find where the leak originated. If your office is on the top level, the source could be a roof leak. Or, if your office is on a lower level with other units above it, the problem could have been created by a plumbing failure in the complex above your office unit. Once we determine the source, we take steps to stop the leak.

Mitigating Wet Ceiling Tiles

After our SERVPRO technicians are confident that the leak has stopped and that your building is free of any safety hazards, we can take these next steps to restore the items in your house that the water damage contacted:

If the tiles have already begun to fall apart, we can remove each one that we know has been structurally compromised.
Once the tiles have been removed, we can use air movers to push warm, dry air up into your ceiling cavity.
The presence of wet tiles can increase the humidity in your office, but we can set up dehumidifiers to reduce humidity levels.

Calling SERVPRO of Greater Hunterdon County at (908) 788-8770 can ensure that any problems created by your recent loss are handled promptly and professionally. We are available 24/7, and We're Faster To Any Size Disaster.

Did Your Clinton Hotel Suffer a Water Loss Event?

2/10/2020 (Permalink)

Our Green Fleet is always on call and ready to go to restore your water damage emergencies.

Drying Out Carpeting in Guest Rooms of Your Clinton Hotel

The reputation of your Clinton hotel hinges on the experience that you can provide guests staying at your facility. Part of this positive experience is keeping renovations, remodeling, and emergency disaster restoration from the public eye and as contained as possible. Water losses that can happen from broken sprinkler heads or broken plumbing fixture supply lines can make a mess of your rooms that requires not only extraction but also expert drying strategies.

Many of the exposed materials and fixtures can show a need for water removal in your Clinton hotel. Considering that water is likely to pool and collect on the flooring, areas like the carpeting can quickly become saturated. Wet carpets require specific attention from both the premier equipment that our SERVPRO professionals bring to the scene and other strategies that might also be necessary, as the removal of saturated padding or surface layers.

Even when more direct extraction is necessary for tiled bathroom areas, damage in the upper floors of your hotel limits the available extraction tools and equipment for the restoration. Electric sump pumps are a portable solution, though our technicians lean most heavily on vacuums to remove the bulk of the threat. These are also the power behind weighted extraction equipment and carpet wands.

Light carpet wands can be instrumental in preventing the migration of water to adjacent rooms or levels beneath the damaged unit. We can use moisture meters to determine the severity of water damage to decide the best approach to removing trapped water. These solutions might include floating the carpet with low-profile centrifugal air movers or other options designed to make a recovery as efficient and cost-effective as possible.

Because of the focused efforts of our professionals, once mitigation work begins, we can often limit the affected areas. The objective of hotel water losses is limiting the effect on the guests during the drying and cleaning. With our experience and training in the recovery process, our SERVPRO of Greater Hunterdon County team can help. Contact anytime that you need us at (908) 788-8770.

Let Our Experts Help After A Flood In Clinton

12/28/2019 (Permalink)

We’re Faster to Any Size Disaster.

Commercial Flood Damage In Clinton

When storms roll through, high winds can do a lot of damage in addition to lots of rain that causes flooding of homes and businesses. Debris carried by the winds can punch holes in roofs and even through walls. Heavy rain can introduce lots of water through these roof punctures, with water flooding through several units in a multi-tenant building.

SERVPRO has been responding to commercial flood damage events in Clinton and surrounding areas for many years. We have years of restoration experience covering water damage from floods, heavy rainstorms, water leaks, wind damage as well as fire damage. We're available 24 / 7 and usually respond in less than four hours to provide flood damage mitigation and restoration services.

Multiple Unit Water Damage from Roof Puncture
Multi-tenant buildings are particularly vulnerable to flooding from roof punctures during a storm. Once a hole is opened in the roof, water pours in and spreads over the ceiling, flows into wall cavities, and spreads from unit to unit. In many cases, the water may spread to multiple units on multiple floors!

As soon as it is safe, SERVPRO can add tarps to the roof to prevent additional water from pouring into the open puncture. Surface water can then be vacuumed up from carpeting and hard surface floors. We use moisture detectors to check for water and moisture inside the walls. Access holes are sometimes needed to remove pooled water inside wall cavities and to apply dry air into these areas to absorb moisture.

SERVPRO also recommends that wet attic insulation is removed and replaced. Attic insulation can be challenging to dry, and the insulation may have compressed in areas where water penetrated, compromising the insulating capacity of the material.

Our SERVPRO technicians can investigate all areas potentially affected by water and moisture. Removing all moisture prevents the growth of mold and further damage to wall materials and structures.

Call SERVPRO of Greater Hunterdon County at (908) 788-8770 for 24/7 service. We proudly serve Flemington, Whitehouse Station, and surrounding areas. We’re Faster to Any Size Disaster.

SERVPRO, Whitehouse Flooding, and Understanding Moisture Removal

11/3/2019 (Permalink)

Flooded in Your Whitehouse Area Business? Call SERVPRO, "Like it never even happened."

Flood Damage, Materials, And Moisture In Your Whitehouse Area Restaurant

You might think that damage is damage when dealing with a flood in your building. However, the type of material used to construct your Whitehouse area restaurant has a significant effect on the harm received and losses experienced.

At SERVPRO, we understand how moisture has various outcomes on different materials affected by flood damage on your Whitehouse area commercial property. To pass this information on to you, we need to explain a variety of terms that we use to describe the relationship between materials and moisture.

•    Permeance (PERM): is the measure of water vapor flow through a specific material. A unit of permeance or PERMS - describes the total amount of vapor flow in grains per hour (GPH), through one square foot of a given materials surface, when the vapor pressure is at one Hg (1” of Mercury). It sounds a little complicated, so let’s put it into simpler terms.

o    Very Porous Materials, such as carpet and upholstery, have high permeance factors, which means that they absorb and release moisture quickly. You might use these in your dining area and seating arrangements.
o    Non-Porous Materials, such as plastics, glass, and vinyl, have low permeance factors, which means that they absorb little to no moisture during a flood — many materials used for menus, dishes, and even appliances.

•    Vapor Barriers; are a type of material that is either waterproof or has a permeance of 1 PERM or less. In other words, it is a material that moisture cannot enter, or cannot pass through quickly. Here are some examples.

o    Vinyl Wallpaper
o    Masonry Brick
o    ½” Plywood
o    Vapor Retarding Paint
o     Paper-Faced Insulation (Batten)

•    Hygroscopic Materials: are materials with a high permeance factor that readily absorb and hold onto water vapor that exists in the air.
o    Carpet
o    Insulation
o    Upholstery
o    Gypsum Wall-Board
o    Particle-Board

Your SERVPRO technician can help you understand why the harder the material is to penetrate, the harder it is to dry. For example, think about a beach towel and a piece of plywood. If you get both materials wet, the towel soaks up water rather quickly, while the wood takes longer to absorb water. However, when you set them both in the sun to dry, the towel dries much faster than the wood, even though it absorbed more water, faster.

Understanding the physical nature of materials allows our technicians to implement the correct equipment, tools, and products for a successful restoration. When we know our business, we can keep you in business!
